Common Questions About Home Inspections

Whether you're a first-time buyer or a seasoned investor, here are the most common questions I get during home inspections, and what you should know:


How Long Will the Inspection Take?


Inspections typically take between 2.5 to 4 hours. The timing depends on the size of the home, the number of defects, and how much we chat (which I always welcome!). Unforeseen delays can also stretch the time. I encourage clients to grab lunch or a coffee during the inspection if they prefer. And yes, I do bring snack packs for my clients—it’s my small way of saying, "I got you."


When Will I Receive the Report?


While I technically have 48 hours to complete and release your report, I usually finish it by 5 PM the next business day. You'll receive an email and/or text with a link to access the report. Just a heads-up: reports are only released once payment is complete.


Should I Buy This House? Can I Negotiate the Price Based on the Inspection?


I wish I could give you a direct answer! But my role is to report the facts, not offer personal or financial advice. Your best move? Review the findings with your real estate agent, who can help guide negotiations or decisions.


How Do You Fix That?


I can sometimes offer general advice based on my experience, but it's always best to consult with a licensed contractor. They’ll provide the most accurate and up-to-date methods for correcting any issues.


Common Issues Found in Pittsburgh Homes


Great question! Pittsburgh homes, especially older ones, commonly have:


  • Damp basements

  • Cracked chimney crowns

  • Loose or missing mortar joints

  • Improper grading

  • Squeaky floors

  • Lack of insulation

  • Missing GFCIs or improper wiring


These are all typical and often fixable issues. Don’t let them scare you.


Are Wall Straps or Anchor Supports in the Basement a Concern?


Not necessarily. In fact, they often mean a previous owner identified and corrected a structural issue. That’s a positive! Most systems come with transferable warranties too, so ask the seller for paperwork and installation company info.


Should I Be Worried About a Sump Pump?


Not at all. I have two sump pumps in my own home! A sump pump doesn’t mean disaster; it means the home is actively managing groundwater, and that’s a good thing.


Can I Climb the Roof With You or Borrow a Tool?


I get the curiosity—but for safety and liability reasons, the answer is no. Only the certified inspector (that’s me) is permitted to use tools or access certain areas. It’s part of your inspection agreement (see #6). Safety first, always.


When Will I Get Results from the Sewer Scope, Radon, or Mold Testing?


  • Sewer Scope: If you're present, the plumber will explain findings on-site. The written report usually arrives within 48 hours and is added to your main inspection report.

  • Radon: This test runs for 48-72 hours. Once the device is retrieved, the results are read and added to your report the same day.

  • Mold: I collect three air samples (two inside, one outside) at the end of the inspection. They go overnight to the lab, and results are generally back within 48 hours, added to your main report.
